The “Montemayor Bajo” sector SUP developed by the partial zoning plan for the property and its later adapting to the regulations for the definitive revision of the Benahavis general urban development plan sets a 257 ha area for tourism expansion to the south-west of the municipality.
The general criteria developed in the project are based on zoning the planned residential and commercial/hotel use integrated in the surroundings, protecting the existing landscape and balancing the necessary equipment for the landscaping of the sector.
The criteria chosen for assessing the sustainability of the landscaping are derived from the objectives set by the policies and programmes for urban zoning and sustainability developed internationally and nationally. These criteria are applied to the landscaping and construction of buildings throughout their service life from the town planning stage to the handling of demolition wastes and in the operation and maintenance of the homes.
A balance has been sought in the zoning between residential use, equipment and free areas, avoiding an excessive degree of isolated homes since they have a very high land consumption in an area with such a rough topography.
The existing entry roads were improved and complemented with other secondary ones to give the sector the required accessibility, ensuring the best physical and environmental location of the necessary equipment such as the sports installations, which were located taking advantage of the advantages of their location with views of the coast and sea front to Gibraltar.
